Most clubs/investment
groups focus on
investment strategies that only offer their members out of state
deals to participate in. These deals are often being controlled
by a developer that has some small token return for “early
buy-in” or “capital assistance”. The investors are rarely
involved with the overall design and ownership, but merely
sidelined throughout the process.

construction techniques to build homes faster and in a
non-traditional environments such as hillside or sloped lots,
narrow in-fill lots and properties most local conventional
"stick" builders can't find a profitable solution for.
